Putin’s War: The Impact on Real Estate in Atlantic Canada

In February 2014, President Putin of Russia declared war on Ukraine, a sovereign state, and annexed Crimea. The world looked the other way. Emboldened by their apathy and expecting more of the same, Russia invaded the remainder of Ukraine in February this year. This was a major miscalculation: the United States rallied the North Atlantic Treaty Organisation (NATO) and much of the free world in support of Ukraine’s efforts to defend itself. The impact on Atlantic Canada pales in comparison to the horrors Putin’s war is inflicting on Ukraine and the most vulnerable populations around the world. Nevertheless, it has surcharged inflation and that will have an impact on commercial real estate in the Atlantic Region for years to come. We attempt to quantify the damage.

Who Needs Housing in Nova Scotia?

Tent cities are proliferating in many cities in the Atlantic Region, something most of us imagined only belonged elsewhere. Homelessness in the Halifax Regional Municipality (HRM) has ballooned from a fairly static 100 people prior to the Covid-19 pandemic, to over 700 “unhoused” today. Two short years, yet an eon away! Our Planning Division has conducted housing studies in British Columbia, time now to focus on our home province. They lead a team looking at the problem and (hopefully) finding solutions for Nova Scotia.

Gut Feel: Call Your Doctor (if you have one), Not Us!

Our Valuation team, an aimable bunch, are often asked to bare their soul… their intestines too; “just tell us what my property is worth, your gut feel”. Really? You are going to base your real estate decision on the state of our bowels? Happily, they are in rude health. Unfortunately, that is not where the answer to your problem lies. We uncover the truth to bare it all.

Our Moncton Office: Not Just Pretty Faces.

Excellence is a rare commodity. Until this September we staffed all of our offices from Halifax, relying on our seven-year training program to produce professionals that met our clients’ exacting requirements. Then Louis Poirier returned home. An accredited appraiser with thirty years’ experience in real estate consultancies across the country he and Dominique Paquet now staff our new Moncton location. Both are fluently bi-lingual. They focus on expanding our valuation and appraisal service in New Brunswick, to complement our existing “first in class” Property Tax, Counselling, Space Measurement, Planning and Real Estate Research services in the province.

Christmas Campaigns.

Did you know that only a tiny proportion of every charity’s finances come from government sources? The needs are overwhelming and heart breaking. We pitched in again this year to scratch the surface. Egged on by our femme formidable, VP Finance Tina, Office Manager Patti, Lasercad® Manager Emily, our staff rose to the challenge, supporting the Parker Street Food and Furniture Bank with almost 600 lbs. of food and Out of the Cold Community Association Halifax with cold hard cash.
